Many believe: in order to build a house you need to lay a powerful foundation . Right? But not quite! In order to take the first step towards future housing you need to choose a land plot for building.
At first glance, this task is not difficult, but after reading this material, you will understand that the choice of a site is a matter no less important than the construction of the house itself, and it must be treated with special responsibility. We hope that by reading this material, you clarify for yourself a lot of points, and, in the end, make the right choice.
Choosing a site, we, of course, compare its value with its capabilities. And plots in prestigious areas of large cities and administrative centers cost a lot!
If the site is in a good area, its area is large enough, and the cost is vice versa small, check if there are any problems with the site.
It is worth paying attention to the legal side of the transaction. The reduced price of the plot may be caused by legal problems, which you will decide after purchase.
Important criteria for selecting a site for construction will be
- possibility of installation of telephones and electrification
- ecological situation
- Infrastructure: proximity to hospital, pharmacy, post office, school
- remoteness of the plot from neighboring houses
- possibility of completion in height and width
- municipal service
Which size is better – big or small?
Next is to determine the area of land. The approximate proportion is 1 to 10 in relation to the area of your future home.
Note that the more your land, the more will be working with him. And if you pick up something small – there will be no chance to expand your own estate. Plots of both large and small areas have their advantages and disadvantages.
- Will be easy to beautify and gardening
- Funds on the fence will be much less
The apparent disadvantage may be closeness, lack of space for outbuildings and storage of timber or coal. However, after working with a landscape designer, you can create all kinds of small architectural forms on a small area, organize and zone the space so that it becomes as comfortable and homely as possible.
Large land plot
- Opens to the owner of unlimited opportunities for arrangement: here you can find a cottage, a pond, a tennis court, a pool, and even a house for children.
Having a big garden, you can say goodbye to a free weekend, the way out is to hire a gardener who will look after all this beauty. Remember that the lawn needs to be cut weekly, and garden plants need watering, weeding, etc.
However, any land is a good investment, so having a large plot, in bad times, you can sell it even in small parts.
Information is gold!
When buying land, pay attention to every little thing.
The more information about the site you know, the faster you will make a purchase decision.
For information about the site you can:
- contact the local authorities and get acquainted with the cadastral data
- look to the neighbors – they will be able to give you more objective information,
- to find out about the intentions of the authorities regarding this territory, or about the criminal situation.
Any information will not be superfluous.
Access to water in some areas may be limited.
In order to make an estimate in advance of the connection of the site to the water or electricity supply, find out how far from the site are the sources of communications and how much approximately their connection will cost.
Many buyers of sites that do not have direct access to the water supply, decide to drill a well independently. It is not always easy and pays off in very rare cases.
Taking into account the cost of drilling – a private well could cost $ 8,000 or more. The issue is often complicated by the fact that not all soils are suitable for drilling (there are many areas with huge underground granite boulders, which are impossible to drill).
If it is still possible to organize a well on the site, ask your neighbors to share information about the quality and purity of the water, analyze the water from different wells and select the optimal depth for the well.
As a rule, clean and tasty water is already at a depth of 20 meters. Not superfluous will also be the testimony of SES about the level of bacteriological and chemical pollution.
The type of foundation of the future house depends on the type of soil on the site.
Soil research should be carried out even before the purchase of a plot, especially if the plot is suspicious!
In any case, if the site, or rather its soil does not satisfy the experts, the soil flooring can be easily replaced (although it is not cheap), however, stories about ideal sites with ideal conditions for building a cottage should not be trusted either.
Experienced practicing builders and architects will be able to offer any solutions for the future of the foundation, regardless of the type of soil on the site.
Forest or field, hill or lowland?
When choosing a land plot for construction, due attention should be paid to the type of terrain on which it will be located.
In the woods
- Plot in the forest or near the forest will give you a true delight in fresh air (especially coniferous)
Every morning you will wake up to the birds singing, in the fall and summer to go to the forest to pick mushrooms and berries, besides, problems with consumables for decoration or construction will disappear automatically.
- However, the area near the forest can also provoke some problems, such as the invasion of a site of rodents and other forest pests, insects.
Flowerbeds and beds located near the forest will be subjected to biological attack from the trees: all the useful substances and water will absorb the old trees and wild plants.
- Dense forest, in addition to protecting the house and the site from the wind, can give shade to the beds in those places where the sun is vital.
On the hill
The location of the house on the hill is almost ideal in terms of landscape design, an abundance of sunlight, a wonderful view of the surroundings. But many homeowners on an elevation almost all of their lives are given to solving the problem of washing away the soil, laying the paths and the foundation, creating a watering system.
The house, located in the valley will save you from problems with dry soil and wind. However, building a house, garage, other buildings, think in advance about a sufficient level of waterproofing.
As a rule, areas in lowlands have a very high level of groundwater, which in turn will create problems in cold seasons and during floods.
At the reservoir
The location of the site near the reservoir seems to be the most acceptable option, both in terms of construction and in terms of landscape. The only thing that the house will often fly mosquitoes and insects, and the soil – will need drainage.
In any case, for a house on a plain or a hill, you will have to take care of the proper level of protection from “uninvited guests” and wild animals, as well as to build protection for trees and flowers from adverse weather conditions.
What is the electrification of the site?
In order to carry out construction work, repair or even hold a party for friends will require a lot of electricity.
It is believed that the consumption rate for one cottage is 20-30 kW. However, in real life this is far from the case. Many cottage owners consider it fortunate to have 10 kW, and some even half. This question should be clarified at the stage of site selection.
That is why there is an urgent need to organize an additional source of energy, a substation, or a wind, solar installation. Another way out is to use electricity wisely, for example, by creating an automatic monitoring system.
How to heat?
A frequent solution, but not the most profitable, for heating a house or a cottage is electricity (provided that you have been allocated at least 30 kW). If this does not happen, it is worthwhile to take care of gas supply from the general district gas supply system. But is there a gas connection in the area, it is worth clarifying before purchasing the site.
If desired, you can use gas cylinders, but for safety, they, of course, are inferior to the overall gas system. Alternatively, to unite with the neighbors, because with them such problems are much easier and faster to solve.
Which form to choose?
In addition to the infrastructure and the foundation for the future cottage, the shape of the land plot is also important. Each of them has its advantages and disadvantages, which we will try to briefly consider.
Narrow (longer than wider)
Such a plot will bring a lot of discomfort to those who love solitude, and do not want to let their neighbors close to their home. In addition, the choice of projects of houses that are suitable for narrow areas is limited. However, with the help of landscaping and zoning, you can create unique effects, for example, place a long vineyard on a plot, or a garden in perspective. In the depths of the site you can build another small house or pool.
Convenient in terms of placement of the fence and the gate, it is more isolated, since the neighbors can only be from two sides (out of four). However, at the corner plot you cannot avoid prying eyes from the side of the carriageway or the pedestrian part, besides, the fence from the side of the road should be arranged as safely as possible, it is better not to plant garden trees close to the fence.
It is ideal in terms of placement of the house, and the choice of the project, arrangement of the garden part. There are practically no drawbacks to this form of plot, moreover, the square-shaped logic will inspire careful management of the entire economy.
